Tenant Charges

Working with you to find a property to rent that matches your needs is a free service we carry out on behalf of our landlords. Once we have found a property for you to rent, our charges are:

  • Tenancy Contract: No Charge
  • Reference checks – No Charge
  • Additional Occupant Charge – No Charge
  • Guarantor Deed Charge – No Charge
  • Pet Disclaimer: Where requested usually equal to an additional 2 weeks are added to the deposit
  • Inventory check in-out: – No Charge
  • Renewals/Extensions – No Charge
  • Missing Keys: £50 per key set depending on the style of the key.

Landlord Charges

At Douglas Lyons & Lyons, we pride ourselves on being transparent about our fees so that you know, right from the outset, exactly what you will be paying for. The following is a comprehensive list of our letting fees and charges for Landlords:

Lettings Services:

Let Only – 10% plus VAT of the agreed letting fee which is due as the rent is collected

Letting & Rent Collection – 12% plus VAT of the agreed letting and rent collextion fee which is due as the rent is collected

Letting & Property Management – 10% plus VAT letting and rent collection fee and 5% plus VAT (i.e. 6%) property management fee which is due as the rent is collected

Short Letting (inclusive of Property Management) – 25% plus VAT of the agreed rent for the entire term – 20 % plus VAT let only (exclusive of Property Management)

Property Management Only (includes rent collection) – 5% plus VAT of the agreed rent for and any renewal/extension sue as the rent is collected.

Renewal Commission Fee – 9% plus VAT of the agreed letting and rent collection fee which is due as the rent is collected

Inventory check in-out – Dependant on size of the property between £150 & £500 (inc. VAT) depending on the size of the property

Tenancy Contract Fee £300 inclusive of VAT

You may cancel a Letting Agreement by sending us written notice to the address provided on the contract. You must send that written notice, by post or email, no later than 14 days starting with the date of this Agreement. This right is known as the “Cooling Off Period”.

Sales Services:

Sole Agency Sales: 2 % + VAT on the purchase price

Joint Agency Sales: 2% + VAT on the purchase price

AML checks: No Charge

Agreement & Arrangement Fees:

  • Tenancy Agreement Fee ( £300 inclusive of VAT )
  • Tenancy Renewal Agreement Fee ( No Charge )
  • Deposit Registration Fee ( No Charge )
  • Gas Safety Check Arrangement Fee
  • Portable Appliance Test (PAT) Arrangement Fee
  • Fixed Electrical Wiring Test Arrangement Fee
  • EPC Arrangement Fee
  • Legionnaires Assessment Arrangement Fee
  • Smoke & Carbon Monoxide Alarms Installation Arrangement Fee
  • Paperwork to be Prepared and Submitted to the TDS – DPS ( No Charge )
  • Right to Rent Re-Check Fee ( No Charge )
  • Renewals/Extensions (No Charge)

Miscellaneous Charges:

  • CHAPS Payments to Overseas Accounts – £12
  • Cancellation Fee
  • Overdue Fee

  • Transfer of Funds to HMRC on Behalf of Non-Resident Landlords

Applicable to the Fully Managed Service

  • Vacant Management – £100 + VAT Per Month
  • Works Under £500 – Will be instructed without consultation with the Landlord unless otherwise instructed in writing
  • Storage fee for small stuff: – £50 + VAT Per Month

No charges for the following:

  • Additional copy CDM reports
  • Additional Property Visits (2 per year included in service)
  • Working balance for a Managed Tenancy
  • Processing of Insurance Claims
